Conditions of Occupancy
To maintain a good standard for guests, certain conditions need to be complied with. We appreciate that most guests will respect the respective property, but the occasional abuse requires the following conditions to be stated clearly:
- The apartment must not be used for any unlawful purpose.
- Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
- Disturbance to neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond
- Guests must only park their cars in the designated areas.
- Only the number of people shown on the receipt may stay in the apartment overnight. Number of guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the appointed real estate agent in advance.
- Animals or pets are not allowed in the premises.
- Neither the body corporate, SunMore Holidays, the appointed real estate agent nor the apartment owner is liable for any damage or loss to property or any bodily injury that a guest may sustain while in the complex.
- Guests must comply with the by-laws, rules and regulations of the complex and any reasonable direction of the agent.
- Description of the premises are made in good faith and no responsibility for miss-description will be accepted. All photos on this website were taken on site and are provided as a guide only.
- Loss - The appointed real estate agent and the apartment owner take no responsibility for the guest’s personal property.
- Damage, breakages, theft and loss are the guest’s responsibility during their stay. Guests will be liable for payment of any charges incurred together with all replacements and necessary costs for any damage or loss to the apartment and its contents or the body corporate property.
- The appointed real estate agent and the apartment owner reserve the right to charge you a special cleaning fee to cover the reasonable cost of additional cleaning of the property that is required as a result of your occupancy.
- The guest authorises the appointed real estate agent and the apartment owner to charge the guest’s credit card for any loss (Including keys), damage or monetary contribution for which any guest is liable under this document or otherwise. Details of a valid credit card representing a “Bond” may be taken at the time of booking.
- The properties listed on this website are managed by their respective owners or by a duly appointed real estate agent. SunMore Holidays is not involved in the management of the listed properties and the listing is based purely on information supplied by the property owner or the appointed real estate agent. While we make every effort to ensure that this information is current and kept up to date, this information may change at any time without notice and we accept no responsibility for any errors or omissions.
- The apartments advertised here are independently operated and managed, and not managed by or associated with the resident on-site resort management. The resident on-site resort management has no responsibility for these apartments, and is not responsible for your booking or stay, including issues relating to check-in, check-out, cleaning, maintenance and parking. - Additional fees - Where the booking is for more than 4 persons in a 2 bedroom property, 6 persons in a 3 bedroom property or 8 persons in a 4 bedroom property, fold-up beds will be provided at an additional cost of $55 per person/per booking. A non refundable booking fee of $16.50 may apply when payment of the deposit is processed for bookings of less than 5 days duration.
Bond
The appointed real estate agent and the apartment owner reserve the right to charge you a Bond which is payable by credit card at the time of booking. The Bond is refunded after inspection of the property is carried out at the end of the rental period, less the cost of any repairs for damage caused by you.
Check in/ Check out times
Unless prior arrangements have been made, check in time is 2.00 pm and check out time is 10.00 am.
Credit card security
Your credit card details are only used to pay for amounts relating to your booking. This information will never be supplied to a third party and will not be used for any other purpose.
Deposit and payment terms
A deposit of 25% is required to secure your booking and must be paid at the time of making the booking. The balance must be paid at least 30 days prior to arrival date. A courtesy reminder will be sent to you 5-6 weeks before arrival date. For bookings made within 30 days of arrival date, full payment is required at the time of booking.
Minimum rental period

The appointed real estate agent and the apartment owner reserve the right to specify a minimum rental period during certain times of the year.

Quotations
All quotations are subject to availability and are not guaranteed until a deposit has been received.
Refunds
Please note that:
- In the event of the guest desiring to cancel a booking, a refund of the deposit will only be made if the booking is cancelled within 30 days of the booking date AND at least 30 days before arrival date.
- No refund will be given for early departure.
- Refunds will not be made for bookings cancelled due to inclement weather or illness. These must be claimed through your travel insurance.
Tariffs
Tariffs on this website are in Australian dollars (AUD$) and should be treated as a guide only until you receive a confirmation of your booking. Tariffs are subject to change without notice. No responsibility is accepted for any errors or omissions contained on this website.
Balconies
For your safety, please ensure that you observe the following rules regarding the use of balconies. Please note that it is your responsibility to ensure that your family and guests also observe these rules:
- A maximum of 6 people are allowed on the balcony at any one time.
- Do not climb, sit on, push or use strong force against the railings.
- Avoid pushing, crowding or party behaviour on the balcony.
- Do not go out on the balcony if you are under the influence of alcohol or drugs.
- Ensure that all windows and balcony doors are locked before you leave the property.
Children
For the protection of young children, all balcony doors are fitted with security chain locks at least 1500 mm high. Please make use of these locks to ensure that young children are not allowed on the balconies unless supervised by a responsible adult.
Travel Insurance
Travel insurance is advisable to ensure that you are adequately protected. This insurance generally covers you for:
- Financial loss caused by the involuntary cancellation of your holiday, including airfares and loss of deposit.
- Damage to or loss of personal belongings.
- Medical expenses.
It is recommended that you consult your insurance broker or travel agent regarding the type of travel insurance cover suitable for your needs.
